One of my clients was thrilled to be building their dream home but ran into a major roadblock when their in-house lender couldn’t secure the financing they needed. Instead of accepting defeat, I stepped in to find an alternative lender who understood their situation. After exploring several options, we found a lender who could make it work, and we successfully closed on the home. I suggested this as a way to align their expectations with the realities of the market, but the sellers were hesitant to invest in the necessary improvements.

After some discussion, the sellers aligned with my vision and agreed to make the necessary upgrades. Once these enhancements were completed, the home was reintroduced to the market at a more realistic value. The transformation made a significant impact: within two weeks of relisting, we had multiple showings and quickly went under contract for $50,000 over the previous asking price.

I had a client in Aubrey, TX, who was eager to sell her home and purchase a new one in Rockwall. However, her current agent wasn’t doing open houses or actively marketing the property, which stalled her plans. We needed the sale to go through before she could buy the new build in Rockwall, but it just wasn’t happening. After several discussions, she asked me to take over the listing. Once they terminated contract between Broker and Client, I was able to contract with the client. I hosted one open house, and we quickly found a buyer. Though life took them in different directions, with one eventually moving to Florida and the other staying in Texas, they were both thrilled with their new homes.

I’ll never forget my very first clients. I was so nervous they’d find out they were my first, but everything turned out perfectly. I sold their home in Arlington, TX, and helped them buy a new one in Commerce, TX. I remember putting the “For Sale” sign in their yard and receiving two cash offers before I even made it home. We closed quickly, and they loved their new home in Commerce.
Unfortunately, after only a few years, they had to sell their dream home due to job relocation to Arkansas! We put it on the market and had a quick sale. We’ve stayed in touch over the years, and they still don’t know they were my first two deals! They said they’d hire me again because I’m all about building relationships, and that’s something I’m incredibly proud of.

I had clients who flew in for a single day to view homes. As we were driving through Heath, TX, we passed a house that had recently been taken off the market. On a hunch, I called the listing agent, who reached out to the sellers. They were home and agreed to let us take a look. My clients fell in love with the house immediately. We made an offer that same day, and 30 days later, they had the keys to their new home.

#19:Going the Extra Mile: A Hands-On Approach to Moving from Rockwall to Fate
One of my most hands-on experiences involved a client in Rockwall, TX, who was moving to Fate. The client had a large family, including a newborn, and was overwhelmed with the process of moving, cleaning, and preparing their home for sale. After finding a place they could rent, Instead of having the family return to the house for scrubbing and painting, I rolled up my sleeves and did the detailed work myself. I painted, stained wood, and handled the cleaning while they focused on unpacking and homeschooling their children. It was a demanding task, but it was the only way to ensure their move went smoothly—and it was absolutely worth it.

#20: Land Deal with a Heart: Preserving a Family Legacy
I helped a family navigate a complex land deal involving a property that had seen better days. The house on the land was falling down and close to being condemned, but the true value was in the land itself—a few sentimental acres that had been in the family for generations. A distant family member wanted to buy it, but they couldn’t meet the original asking price. To keep the land in the family, we decided to give them the first opportunity to purchase it at a lower, agreed-upon value, with a two-week deadline to secure financing.

During those two weeks, there was some family-on-family negotiation, which made the process more emotional than usual. But in the end, they managed to get the financing, and the land stayed in the family. It was a meaningful transaction, as the land was handed down from one generation to the next, with a new baby born right after the purchase—a beautiful symbol of continuity and new beginnings.

#21: From Mess to Success: Helping a Seller Recover in Lone Oak, TX
I was approached by a man who owned several lots in Lone Oak, TX, and had previously been burned by going under contract without a Realtor. The situation had turned into quite a mess, as he found himself tangled in a difficult transaction that he struggled to navigate on his own.

Although I couldn’t directly intervene for ethical reasons, I pointed him to the title company and explained the parts of the process he didn’t understand, so they could better assist him.
​
About a year later, after that initial mess was settled, he reached out to me again. This time, I successfully sold all his lots, helped him pay off his debts, and got him out of a bad financial spot. What started as a small, problematic transaction turned into the successful sale of 12 lots, all because I took the time to offer guidance when he needed it most and kept everything above board until he was untangled from his previous situation. It took time, but it was well worth the effort in the end.
